The answer is not as complicated as many people think.

Indian Lease Land has been part of the Coachella Valley's real estate market for generations. Nearly half of Palm Springs sits on Tribal land, and lease land is also commonly found in Cathedral City & Rancho Mirage.

Homes on lease land are bought and sold every day. Buyers finance them, live in them, renovate them, and sell them just like many other homes. The key is understanding how lease land works before making an offer.

Palm Springs has a unique history.

During the 1800s, the federal government created a checkerboard pattern of land ownership in the region. Alternate sections of land were granted to the Agua Caliente Band of Cahuilla Indians while neighboring sections remained under other ownership.

Today, that historic pattern is still visible throughout Palm Springs and parts of the surrounding desert communities.

Because of this history, nearly half of Palm Springs sits on Tribal land. That makes Indian Lease Land a normal and well-established part of the local housing market.
