One of the most common things I see with potential homebuyers is this: people wait until they feel ready before starting the process.
And honestly, I get it! 🤯
Before you ever reach out to a realtor or a lender, everything starts running through your head. Employment history. Credit score. Down payment. Closing costs. The numbers start adding up in your mind before you even know what you could qualify for.
Maybe you just started a new job, and you are worried about the two-year employment history requirement. Maybe you paid off, or are close to paying off, your car note, and your credit score took a small dip. Or maybe you are watching the market and telling yourself you will jump in when the timing feels right.
So you wait. You plan. You get excited. You start browsing Zillow! 🤪
Then you finally sit down with a loan officer and find out you are not quite ready.
That moment can be a huge letdown, especially when you thought you planned everything perfectly. ☹️
But it does not have to happen that way. 😃
Is It Bad to Talk to a Realtor First?
Let me be clear. Going to a realtor first is not a bad thing at all.
A good realtor will have trusted lending partners they can refer you to and help guide you in the right direction from the start. I do this for my clients all the time. 😊
If you are serious about buying a home, meeting with a lender early can save you a lot of stress, time, and disappointment. 😅
Why? Because I am not a lender.
I do not know your full financial history. I do not know what your credit report actually looks like. I do not know how your income, debts, and assets will be viewed by underwriting.
A lender does.
Pre-Qualification vs Pre-Approval and Why Timing Matters
When potential clients reach out to me, the first question I ask is simple.
Are you pre-approved?
Sometimes the answer is yes. Most of the time, it is no.
I also hear this constantly: “I want to buy, but my credit is bad.” “I have too much debt.” "I do not have money saved for a down payment.”
In many cases, I refer those clients to one of my lender partners so they can be placed on a home-buying plan. These plans are free and designed to help buyers understand exactly what they need to do to qualify.
And here is what surprises people the most. 🙀
Many buyers who think homeownership is out of reach are actually wrong.
You Might Qualify for a Mortgage Sooner Than You Think
Buying a home is not about having a perfect profile. It is about multiple factors working together.
For example, maybe you do not have a traditional two-year job history. But you earned a professional license, like a trucking CDL, and then secured a job in that field. Some lenders recognize this as stability and are able to work around the employment history requirement.
Maybe everything else lines up, but you are missing a down payment. There are down payment assistance programs that can help with up to 20 percent. Some of these programs are loans that are paid back over time. Others are grants that never need to be repaid. 🤑
Maybe your credit score is not where you want it to be. A good lender does more than just say no. They can review your credit report and give you specific steps that could improve your score. That might look like paying off a single credit card, reducing a balance by a certain amount, or restructuring existing debt. In some cases, they can do this without involving a credit repair company at all.
The Bottom Line for Future Homebuyers
You do not know if you qualify for a mortgage. And I do not know that either.
But a loan officer does.
When a knowledgeable lender and a proactive realtor (like me) work together, that is when buyers get clarity, confidence, and a real path to homeownership. 🥳
