If you’re a first-time homebuyer in the Coachella Valley, this is big news. California’s popular Dream For All Shared Appreciation Loan program is reopening its voucher lottery starting February 24, 2026 — offering eligible buyers up to 20% toward their down payment or closing costs (up to $150,000) to help make homeownership more attainable.

🔑 What Is the Dream For All Program?

The California Housing Finance Agency’s (CalHFA) Dream For All program is a down payment assistance initiative designed to help first-time, first-generation buyers get into a home. It pairs with a conventional mortgage and offers:

  • 🎯 Up to 20% of your home’s purchase price or $150,000 (whichever is less) to put toward your down payment or closing costs

  • 🪙 No monthly payments on the assistance

  • 📈 Shared appreciation repayment when you sell, refinance, or pay off the home (you repay the loan plus a share of the home’s increase in value)

Unlike traditional first-come, first-served programs of the past, CalHFA now uses a random lottery process to select applicants once the application window closes — making it a more equitable way to distribute limited state funds.

📅 2026 Lottery Timeline

  • Lottery registration opens: February 24, 2026

  • Application window closes: March 16, 2026

  • Selection & notifications: After March 16 (applications are audited and winners are chosen)

  • Home shopping window: Winners typically have about 90 days to find a home after conditional approval.

🧠 Who Qualifies?

To be eligible for the Dream For All program, applicants must meet these main requirements:

  • First-time homebuyer – You (and all borrowers) can’t have owned or occupied a home in the last three years.

  • First-generation buyer – At least one borrower must be first-generation (you and your parents do not currently own a home).

  • California resident – At least one borrower must currently live in California.

  • Income within limits – Household income must fall within CalHFA’s set limits for the county where the home will be purchased (Riverside County limits apply to most of the Coachella Valley).

  • Pre-approval – You must work with a CalHFA-approved lender to obtain a pre-approval letter before submitting a lottery entry.

(Note: Exact income limits vary by county — check CalHFA’s official income limits for Riverside County for current numbers.)

📍 Why This Matters for Coachella Valley Buyers

In the Coachella Valley — with home prices rising across Palm Springs, La Quinta, Indio, and Cathedral City — saving up a large down payment is one of the biggest hurdles for local buyers. This program:

  • Boosts your purchasing power — an extra 20% can significantly expand the price range of homes you can afford

  • Reduces monthly payments — eliminating expensive mortgage insurance if you hit the 20% mark

  • Builds generational wealth — even with shared appreciation repayment, this opens the door to long-term equity you otherwise might not achieve

If you’ve ever thought buying a home in the Palm Springs area feels out of reach — Dream For All may help make it a reality.

📌 Tips to Prepare Before February 24

Here’s how to get ready now so you’re positioned to apply as soon as registration opens:

  • Start with a CalHFA-approved lender: Get your conventional pre-approval and start organizing your documents — you must have this before entering the lottery.

  • Gather documentation: Government IDs, income verification, and proof of parent relationships (for first-generation qualification) are required.

  • Check income & credit: Make sure you meet the qualifications and address any credit issues well ahead of the registration window.

  • Watch deadlines: Mark your calendar — the application window is short and once it’s closed, you won’t be able to add yourself to the lottery until next time.

CalHFA’s Dream For All program is one of the most transformative down payment assistance options available in California today, especially for first-generation buyers in the Coachella Valley looking to make homeownership a reality. The Feb. 24, 2026 reopening gives you a clear window to prepare — and possibly secure a substantial head start on your home purchase.
