If you’ve been thinking about buying a home but saving for a down payment feels impossible, there’s some good news.
My loan officer partner Veronica Lopez with Secure Choice Lending recently discovered a grant program that could help buyers receive 5–10% of the home’s purchase price toward their down payment.
Yes, you read that correctly. A GRANT!
And this is exactly why I always say who you work with matters.
Why This Grant Came Onto Our Radar
Recently many buyers were excited about the CalHFA Dream For All Shared Appreciation Loan program.
However, one of the requirements was being a first-generation homebuyer. That meant your parents could not own a home.
Unfortunately, many people interested in applying were being turned away because their parents owned property, even though they had never owned a home themselves.
But if you know Veronica, you know one thing about her.
She doesn’t like telling people no.
With over two decades in the mortgage industry, Veronica has helped clients secure more than $2 million in down payment assistance. So when buyers started running into roadblocks, she went looking for other solutions.
That search led her to a grant offered through the Greenline Housing Foundation.
What Is the Greenline Housing Grant?
The Greenline Housing Foundation offers a grant designed to help more people achieve homeownership.
Their mission is centered around expanding access to housing and helping buyers overcome one of the biggest hurdles to buying a home: the down payment.
The grant can provide:
5–10% of the home’s purchase price
Funds that can go toward down payment and closing costs
Assistance designed for buyers who may need extra support entering the housing market
For many buyers, this could mean tens of thousands of dollars in assistance.
Example:
Let’s say you’re buying a $450,000 home.
A 5–10% grant could potentially provide between $22,500 and $45,000 toward your purchase.
That’s a big difference when you’re trying to get into your first home.
Even Better: Assistance Can Sometimes Be Stacked
One of the most exciting parts of this program is that it may be combined with other down payment assistance programs.
This means buyers could potentially stack multiple assistance programs together.
In simple terms, that could significantly reduce the amount of money you need to bring to closing.
For many first-time buyers, the down payment is the biggest barrier to homeownership. Programs like this are designed to help remove that barrier.
Why Working With the Right Team Matters
Programs like this aren’t always widely known.
They’re often discovered because experienced loan officers actively search for solutions for their clients.
That’s exactly what Veronica did.
Instead of telling buyers there were no options after Dream For All didn’t work for them, she kept digging until she found another path forward.
And that’s the kind of dedication that can make a real difference when you’re trying to buy your first home.
Who This Program Is Designed to Support
The grant offered through the Greenline Housing Foundation is part of a broader effort to expand homeownership opportunities for communities that have historically faced barriers to buying homes.
The organization’s mission focuses on helping increase homeownership rates among Black and Latino households and providing financial education and resources to support long-term homeownership success.
Programs like this were created in response to historic housing practices such as Redlining, which limited access to mortgages and homeownership for many families for generations.
Today, nonprofit organizations and housing advocates are working to create new pathways into homeownership through grants, education, and financial assistance.
Important Program Disclaimer
Grant programs, eligibility requirements, and funding availability can change at any time. Qualification depends on several factors, including income, credit, loan approval, and program guidelines.
My goal is to connect buyers with trusted professionals and share information about opportunities that may help make homeownership more accessible. All homebuyers are encouraged to speak with a licensed loan professional to determine their eligibility and explore available programs.
Curious If You Qualify?
Every grant program has guidelines, income limits, and eligibility requirements.
If you’ve been thinking about buying a home but assumed the down payment would hold you back, it might be worth having a conversation.
You may have more options than you realize.
If you'd like to learn more about this 5–10% grant opportunity, feel free to reach out. I’d be happy to connect you with Veronica to see if this program could work for you.
Because when it comes to buying a home, who you work with truly matters.
