There has been significant news regarding a "Pre-Market Pact" between Zillow and Realtor.com. These platforms are now sharing "Preview" listings, which allows certain homes to appear on their sites before they officially hit the MLS. While these are excellent tools that I use to stay adaptable for my clients, there is a major difference between transparency and clarity.
Understanding the Platform Partnerships
Many professionals choose to partner with these platforms as Premier Agents to expand their digital presence. This is a common marketing strategy that helps agents and motivated buyers connect. For you as a consumer, it is helpful to know that clicking "Contact Agent" is simply the start of a partnership. It is one of many ways that agents find their clients, but the app is just the beginning of the relationship.
Seeing the Full Picture as a Buyer
As a pre-approved buyer, early access to listings is a great advantage. However, relying solely on one platform can lead to a narrow view of the market. If you only look at what is "trending" on a specific app, you risk an atrophy of your total options.
Knowledge Bite: Atrophy This means the wasting away or decline of something due to underuse. In this case, if you only use one app, your awareness of the broader market begins to atrophy.
I work frequently with the 55+ community in cities like Palm Desert, Indio, and Rancho Mirage. Many of these sellers are not focused on digital "pre-market" feeds. Additionally, the National Association of Realtors recently reported that the median age for a first-time buyer in 2026 has reached 40 years old. This represents a demographic shift that an algorithm does not always account for.
