Coachella: More East Valley Options
Pyramid Ranch by Pulte Homes

Pyramid Ranch is a community to investigate if you're exploring new single-family construction in Coachella.
The east valley is worth including in your search when comparing locations, home sizes, layouts, and prices. As with any new development, confirm current availability and consider commute times, property taxes, special assessments, and ongoing ownership costs.
La Quinta: Luxury & Golf Community Living
Andalusia at Coral Mountain

Andalusia is a luxury golf community in La Quinta with custom-home opportunities, subject to current availability.
La Quinta is worth exploring if you're looking for upscale desert living, golf-oriented communities, or a home with more opportunities for personalization.
When comparing luxury new builds, pay attention to homesite premiums, customization costs, HOA dues, and any separate golf or club memberships.
These communities are a starting point, not a complete list of every new development in the valley. Confirm current sales status and availability directly with each builder.
What Should You Know Before Buying a New Build?
A brand-new home can be exciting, but there's more to consider than the model home and advertised price.
Here are four things to keep in mind:
The advertised price may not include everything. Upgraded flooring, appliances, landscaping, pools, and premium lots can add to the total.
Check property taxes and special assessments. Some communities have Mello-Roos or other assessments in addition to standard property taxes and HOA dues.
Compare builder incentives. Closing-cost assistance and mortgage rate buydowns may come with conditions, including using a preferred lender.
Understand the contract and timeline. Ask about potential construction delays, inspections, walkthroughs, and warranty coverage before signing.
A little preparation can make it easier to compare homes and understand the full cost of ownership.
Can You Bring Your Own Realtor® to a Builder's Sales Office?
Yes, you can generally have your own buyer's agent when purchasing new construction. And it's important to understand your options before visiting a model home.
When you visit a builder's sales office, the sales representative works for the builder. They're there to explain the homes, answer questions, and help sell the builder's inventory.
Your own real estate agent can help you compare communities, evaluate your options, ask questions about builder incentives, and navigate the purchase process with your goals in mind.
Builders may offer compensation to buyer's agents, but the amount and terms vary. Your agent can explain your representation agreement and confirm the builder's policies.
One important tip: Contact your agent before your first visit to a model home. Some builders have registration requirements that can affect whether your agent may represent you in the transaction.
Builders have sales teams, construction professionals, and other people working on their behalf. Having your own representation gives you someone focused on your interests as the buyer.
You don't have to navigate the process alone.
